I'm thrilled and really love the place. Now I'm getting nervous of the 100,000 things I need to do quickly though! I'll post back to this when I have more time, off to work!, but any word of advice to keep the little sanity I have?

Congrats! Welcome to hell the club!

Just kidding. Being a homeowner does have it's challenges but overall it feels really good to have a place to call your own and to be putting equity away. Moving does suck, though. Throw away as much you can before you go.

We just sold our house (well it's in escrow) and made an offer and eventually accepted.  3 weeks we'll be moving from a 2 bedroom house to a 3 bedroom + Den house.  Can't wait to have separate rooms for the kids.

Thx guys! Yeah it's a old 60's home that's been gutted and completely redone. Small , but we aren't having kids so not a concern. Granite countertops, new cabinets, stainless appliances that are mostly all staying. New roof, windows, driveway and lots of other new stuff . Nice yard/ garden, but not huge so maintaining it shouldn't be a huge effort. Just have to gate the fence at the driveway then the dogs will have a cool spot. Home inspection is scheduled for the following Monday, same for appraisal. The ball is rolling! I'll enjoy the last of us this week cuz I won't have a lot of free time for a month or two...
